Can I leave my stuff in the room if I rebook for next year?
Yes, you can, provided that you have a valid tenancy agreement covering that period for the same room. We just ask you to throw away any food and/or rubbish and clean your room before you leave for your holidays. Please bear in mind that during the summer holidays we may need to carry out several maintenance works in the rooms.
When will Ι get my deposit back?
Provided there are no damages, and you follow all the terms and conditions, your deposit will be refunded within 25 working days after your check-out.
Can I repair any damages by myself?
No, for health and safety reasons all damages must be repaired by the expert maintenance team. Please let us know of any maintenance issues by reporting them through the residents’ portal.
What is the latest day/time I can check out?
The latest you can check out is 12pm on the last day of your Lease Agreement (subject to availability of check-out appointments). Please ensure that you book your check-out inspection slot well in advance, as we are really busy during that time. Check-out inspections are carried out ONLY on Monday-Friday from 09.00 to 18.00.
Is there any extra storage space on-site?
Unfortunately, onsite storage space is very limited, so we won’t be able to keep any of your belongings in the storage rooms.
Are pets allowed?
We really love pets but, unfortunately, they are not permitted in the Unihalls residences.
Is there a mail service?
Yes, we’ll receive your mail and parcels during our opening times. We’ll keep it safe until you come and pick it up, but please make sure you pick it up within a week as there is very limited space.
Who is cleaning the common areas?
It’s our cleaning staff’s responsibility to daily clean all communal areas like hallways, lifts, gym, and reception area.
Whose responsibility is to clean my room?
You are responsible for keeping your own space clean and helping to clean the communal spaces of your flat (if applicable). Doing your own cleaning is an important part of living on your own.

Can I smoke in my room?
The answer is NO. Any form of smoking is strictly prohibited within Unihalls premises, and this includes all balconies. If you’re caught smoking withing the premises, you will be fined.
What about the staff?
Our staff is not just there to upkeep the properties; they want to make living at Unihalls an enjoyable experience for you. Our on-site accommodation teams have years of experience in dealing with a range of issues and can usually assist by offering advice to help you overcome those initial adaptation problems.
What are the opening hours of the front desk?
Front desk opening hours vary per location; most are open Monday-Friday during office hours.
What about my safety?
We take your safety very seriously. That’s why we have a dedicated security team at each location, responsible to offer assistance when the need arises.
Additionally, all our facilities are equipped with electronic door entry systems, intercoms, and CCTV cameras to ensure that we offer you a high standard of security and the safest possible environment for your day-to-day living.
Can I have family/friends stay in my room overnight?
We want you to consider Unihalls as your home away from home, therefore your guests are always welcome. However, you need to get permission in writing by authorized personnel well in advance of having friends/family staying overnight. Any guests need to sing in at reception when they arrive and sign out when they leave for security purposes. Only one overnight guest at a time is allowed for a maximum of 3 consecutive nights and no more than two times per month.
During induction week a family member (only) is welcome to stay with you for an extended duration of 5 nights, but you must get a written permission. Please note that you carry responsibility for your visitors, and you are liable if they cause any problems during their stay.
Entry to guest procedures may change at any time so you are kindly requested to stay informed from our website.
Where can I park my bike?
Don’t worry, we’ve got you covered! We have plenty of secure bike racks on the ground floor of each property.
Can I park on-site?
All our developments have their own car park. There is a reduced yearly fee for residents, so if you need a parking spot you can request it during booking.
Are there any laundry facilities?
Yes, where else would you wash your clothes? All our properties have coin-operated easy-to-use laundries, with several washers and drying machines, which are open 24 hours a day for your own convenience. Each wash costs €3.50 and drying machine service costs €1.00 per 20 minutes. The most amazing feature is that you don’t even need to buy washing powder or fabric softener, it is included in the price.
Can I bring additional electrical appliances?
Yes but, naturally, it depends on the device. High voltage devices, such as portable heaters or microwaves, might cause problems. So, please ask the on-site accommodation team before bringing any device in the room.
Can I redecorate my room?
You can add your personal touch to your room, but you are not allowed to proceed to any permanent alterations and/or modifications without asking for permission from authorized staff.
To avoid any damage charges please make sure that you leave the room in the same condition that it was given to you except normal wear and tear.
Can I use the kitchen 24/7?
Yes, of course! How can you not cook when you study all night long? All we ask is that you are aways mindful of your fellow residents.
What size is the bed in the room?
The size of the bed depends on the room type, but most beds in single studios are 140cmx200cm. For more information you can always check the “view what’s included” section of each room type.
Do I have to bring my own cookware?
Yes, you should buy your own saucepans, cutlery, plates, bowls and of course your coffee mugs. Alternatively, if you want us to provide them all in your room prior to your arrival, you can order the arrival pack while booking.
Is bedding included in my room?
No, because each of you has different preferences and tastes. If you are a minimalist then a set containing a pair of bed sheets, a duvet with duvet cover and a pillow with two pillowcases is included in the arrival pack. If you’d like to take advantage of this, you can order it in advance during booking.
What is involved in being a guarantor?
A guarantor is a third party -such as a parent or guardian- who ensures that you pay your rent on time, and they agree to pay it if you can’t. By signing the lease agreement, the guarantor’s liabilities also extend to all other conditions under the tenancy, such as any damage caused to the property. Please note that your guarantor’s details are collected as part of the booking process.
What about any late rent payments?
Your instalment due dates are outlined clearly in your lease agreement and, by signing your contract, both tenant and guarantor are accepting responsibility for payment on the dates provided. If you are unable to pay on the specified dates, please come and talk to us; we may be able to help by delaying your payment.
How do I pay my rent? What methods can I use to pay?
You can pay your rent by bank transfer to the bank account of the Landlord, the details of which are specified in your Lease Agreement. Please note that bank transfers can take up to 5 working days to clear into our bank account and make sure to include the student’s name and room number as a payment reference.
Alternatively, you can pay in person at the reception by cash or bank cheque.
When do I pay my rent?
Depending on the number of instalments you have chosen to pay the annual fee in, payment dates differ. Instalment dates are stated clearly in your lease agreement, but don’t worry, we are sending out payment reminders in advance of every due date.
Do I get a discount if I prepay?
You can take advantage of discounted rates if you choose to pay the annual fee in 1 or 2 instalments.
What do I have to pay and when?
When you make a reservation at Unihalls, you will be asked to pay the Reservation Fee (depending on the payment plan you choose) and any other extras you choose at the time of booking. If you make the reservation online, you should pay through our secure payment server. In case you choose to book either on-site or by phone, you can also pay by cash or bank cheque.
Your rent should be paid at the specific pre-determined dates. To find out when your instalments are due, select the location you’re interested in and the preferred room type, choose the number of instalments you wish to pay your annual rent in, and you’ll find all the details there.
What is not included in my rent?
Your laundry, car park usage, and any snacks & drinks from the vending machines are at your own cost. You can also book your room cleaning and buy bedding, towels, and kitchen utensils at great prices.
What is included in my rent?
The quick answer is everything! All your utility bills (electricity, gas, water), high-speed broadband and Wi-Fi, cable TV channels, communal expenses, and council taxes are included. Use of common spaces, 24hr CCTV, maintenance service, and a friendly front-office team are also included in our all-inclusive rates.
Can I have post delivered to the residence even though I have not moved in yet?
Yes, of course! If you are about to move in and need to get post delivered at the property, please ensure this is within 14 days of your arrival date. Please make sure you don’t send any food, books, furniture and equipment, or any other bulky parcels.
Can I change my room after I check in if I don’t like it?
All our rooms are modern and classy. However, if you want to change your room after you have checked in, we will try our best to accommodate you (subject to availability). Please bear in mind that different rooms are offered at different prices, therefore you may have to pay a different rate if you move rooms.
What do I need to bring with me?
Just your personal belongings! Your room is fully furnished and equipped, so you just need your bedding, towels, kitchen utensils, and an Ethernet cable. Oh! and snacks…!!

I haven’t paid my 1st instalment yet; can I still move in?
It is really important you pay your rent on time. Therefore, in order to be able to check in to your room, you have to pay the 1st instalment prior to arrival. Instalment payments must be paid on time through any acceptable bank transaction. If payment is not completed on the date indicated in your lease agreement your booking may be automatically terminated and all cancellation penalties will apply.
Can I move in before my move-in date?
Although our standard tenancies have fixed dates and cannot be changed, if you are interested to move in earlier, it may be possible to book an additional short stay tenancy and you will be charged for any additional nights. To book a short stay tenancy (always subject to availability) please contact the location directly.
What happens if I wish to cancel my reservation?
If you have paid the Reservation Fee to book a room and then decide to cancel your booking, the deposit is non-refundable. If you proceed to signing a Lease Agreement and then decide to terminate before the end date, you will be obliged to pay all the outstanding rent payments for the whole duration as specified in the signed contract. Can I view the studios & suites?
If you like to see the property and different room types in person, we are happy to take you for a tour! Our opening times vary from per location, so we encourage you to book a viewing appointment by call or by email. We can also book a video call tour for those unable to visit in person.
What documents do I need to submit?
During the booking process we ask you to provide us with the following documents:
- A copy of your I.D./passport.
- A copy of your student card, letter of enrolment from university, or letter of acceptance from university.
- A copy of a utility bill as a proof of your home address.
- A copy of your guarantor’s I.D./passport.
- A copy of a utility bill under your guarantor’s name as a proof of their home address.
How far in advance do I need to book?
We just don’t know how many spaces will be available each year, so as soon as you’ve confirmed your place at your university, we recommend you proceed to booking. Your place at Unihalls is guaranteed only when you provide us with the necessary documentation, pay the deposit and any extras chosen, and receive the offer of accommodation.
What happens if I have a maintenance problem and how do I get something fixed in my studio?
Unihalls has a dedicated maintenance team on each site to keep everything running smoothly. We aim to respond to your problem in a timely manner and complete a repair during the first visit. Of course, this isn’t always possible and there are times when parts need to be ordered or external contractors arranged – in these instances we aim to keep you updated with the progress of the issue as much as possible.
In case you have a maintenance issue, just submit a maintenance request through the Residents Portal and we’ll sort it out. For emergency cases, you can notify the on-site accommodation team at reception or by sending us an email.
What shall I do before checking out?
Before you move out there are a couple of things you must do. Book well in advance your check-out inspection, pack up your stuff, throw all the rubbish in the designated bins and clean all spaces and surfaces thoroughly. Please make sure that you will leave your room completely empty and without any damages.
What is the Residents Portal?
Think of the Residents Portal as your online info guide. You can use it anytime to view your financial statement, report maintenance issues, book cleaning services, view your Check-In/Check-Out Inventory, print a signed copy of your lease agreement, or find out what’s going on at Unihalls. You can login to Residents Portal using the email address and password used when first creating your account.
Do you have a gym?
Unihalls promotes a healthy lifestyle, thus all our properties have in-house free-to-use fitness centres. For more information on how to obtain a Unihalls’ Gym Card, please contact the front desk.
What is included in my room?
All studios are furnished to a high standard, with a well-equipped kitchenette including fridge, freezer, cooker and hob (please note that wok, saucepans, cutlery etc. are provided only in arrival packs). Each studio has its own large private bathroom with freestanding shower and toilet, a large desk and a chair, a double bed with commodes, plenty of storage space, and a 32” TV. Some studios also have a microwave and an amazing Samsung 32’’ Full HD Smart TV. You can find the complete item list of each room type at the “view what’s included” section.

When can I move in? Are there specific times I must move in?
You can check-in on the first day of your lease agreement if there are available check-in slots. Thus, you are advised to book a check-in appointment well in advance. However, if you are unable to move in on that date and/or you cannot find a check-in slot, you can do so any working day after the starting day of your tenancy.
Appointments can be booked Monday-Friday from 09.00 until 18.00. Please contact the on-site accommodation team directly to let them know when to expect you at the property and to ensure moving in is a hassle-free experience for you.
Please note that during weekends and Bank Holidays and/or after opening hours check-ins are not available.
